Hallett was instructed by Attivo Group, Chartered Financial Planners, to try to capture a reduction in
the Group’s London occupational costs, ahead of their upcoming tenant break option.
Hallett worked with the client to fully understand its property requirements and gauge the potential to
reduce occupational costs by relocating.
The option of relocating was fully explored, along with multiple rounds of viewings, which helped to
strengthen the client’s bargaining position. This was carried out in parallel with Hallett’s tried and tested break linked negotiation strategy, to ascertain what improved terms could be agreed in exchange for staying put.
Having explored the market, the client’s preference was to not exercise the break option and stay put,
but by implementing the break linked negotiation strategy Hallett was able to negotiate a range of
concessions with the client’s existing Landlord.
Cost Benefit
Hallett negotiated concessions that included: total savings equated in value to over c. £120,000.
An £8.00 per sq ft reduction in the client’s rent
A n additional 6 months rent free period, over and above the post break rent free period that
the client was already contractually owed
The insertion of an additional break option in 2025, to provide the client with increased
flexibility
The addition of a service charge cap in the lease
A mechanism was agreed for the return of the client’s rent deposit
